The challenge we find is that many property owners are not clear on when to replace or repair their roof. Ideally, you want to catch these problems before you develop a major water leak, so it is a good idea to know what to look for.

SIGNS YOU SHOULD CALL A ROOFING CONTRACTOR

If you are concerned about your roof but not quite sure if it is time to call the contractor, here are some signs to watch out for.

THE SHINGLES ON YOUR ROOF ARE BUCKLING, BENT, OR CRUMBLING

If this happens, it is a sign that you need to replace your entire roof or at least need to replace the shingles in that particular area.

YOUR ROOF IS OLDER THAN 25 YEARS

You may need to replace your roof at 20 years but if your roof has exceeded 25, then it is typically only a matter of time before it starts to give you problems and you notice water leaks. Ideally, you want to call to have it replaced prior to reaching this point.

YOU ARE MISSING SHINGLES

This is of particular concern because it can be that part of your home is completely exposed. Even if you are missing shingles in just one particular area, it can lead to serious water damage so your roof needs to be repaired right away.

YOUR ROOF VALLEY IS COMPROMISED

There are valleys in your roof that allow for water to flow through to your gutters. If shingles are missing in this area or there are other problems with your roof valleys, it could lead to water damage.

DEBRIS IN YOUR GUTTERS

When you do your biannual gutter cleaning, look to see if there is any debris from the shingles themselves or shingle granules. As your roof ages, you are going to see more and more of this, so consider it a warning sign.

SOFT SPOTS IN YOUR ROOF

When you walk on the roof to examine it or hang this year’s lights, check to see if any areas feel soft or bounce when you step on them. This can be a sign that the material under your shingles has been compromised.

LIGHT COMING THROUGH THE CEILING

If you go into the attic and can see daylight streaming through, you need to at least patch the area that’s letting light come in. Fortunately, this is an easy thing to check for several times a year and it can be a good warning sign to you.
